Case Overview

A rainwater loss damaged several areas of a recently renovated West Hollywood home, leading to a water damage insurance claim with an initial offer of $3,722.50. The carrier and homeowners disagreed over how the loss should be evaluated and what work was required to restore the property.

After the homeowners brought in Avner Gat Inc. Public Adjusters, public adjuster Bryan Mann reviewed the policy, documented the damage, coordinated with specialists, and represented the homeowners throughout a claim that lasted more than two years.

Key Claim Issues Addressed

The claim centered on several disputed conditions and repair-scope questions:

  • The carrier's classification of the cause of loss and how the policy applied
  • Policy language relevant to the documented rainwater intrusion
  • The full scope of damage to the kitchen, bathroom, and laundry room
  • Disagreement over flooring throughout the first floor
  • Disagreement over whether additional structural drying was required
  • Specialist findings requiring review and coordination with the carrier
  • An extended claim process involving repeated requests, inspections, responses, and negotiations

The Challenge: A Water Damage Insurance Claim With Disputed Scope and Value

Rainwater entered the West Hollywood home through the roof and exterior wall, affecting the kitchen, bathroom, and laundry room. The damage was particularly disruptive because the kitchen had recently been renovated.

The homeowners filed a water damage insurance claim with Hippo Insurance. The carrier's initial offer was $3,722.50, while questions remained about how the cause of loss was classified, how the policy applied, and the extent of work required to restore the property.

The dispute was not limited to the initial offer. The parties also disagreed over the extent of the damage and portions of the work required to restore the affected areas.

With the claim unresolved, the homeowners brought in Avner Gat Inc. Public Adjusters. Bryan Mann took over communication with the carrier and began reviewing the policy and documentation supporting the loss.

The Solution: Policy Review, Documentation, and Expert Coordination

Resolving the claim required several issues to be addressed separately. Bryan reviewed the coverage position, documented the restoration scope, coordinated specialists on disputed work, and maintained the claim record as the adjustment progressed.

Identifying Policy Language Relevant to Coverage

Bryan reviewed the homeowners' insurance policy line by line and compared its provisions with the documented circumstances of the rainwater intrusion.

The review identified policy language supporting the homeowners' position regarding how the documented cause of loss should be evaluated under the policy.

Bryan then conducted a walkthrough with the independent adjuster and presented the loss based on the documented cause of the water intrusion. The remaining disagreements involved what restoration work was required and how much the carrier would pay.

Documenting the Full Scope of the Water Damage

With the coverage questions addressed, the focus shifted to determining what work was required to address the damage.

Bryan documented the affected areas rather than relying solely on the carrier's original scope. He also coordinated specialists when disputed portions of the scope required technical support.

When disagreements arose, Bryan requested that the insurance company send its own experts to evaluate the findings presented by the homeowners' specialists. That put findings from both sides into the claim record for the disputed portions of the scope.

Resolving Flooring and Structural Drying Disputes

Two scope disagreements remained during the adjustment process: flooring and additional structural drying.

Flooring Scope

The carrier initially declined to pay for flooring throughout the first floor. The homeowners sought a broader scope based on maintaining reasonable uniformity across the affected area.

Bryan documented the flooring conditions and provided supporting specialist input as part of the request for the broader flooring scope.

Additional Structural Drying

The carrier also initially declined additional drying that Bryan and the homeowners' experts maintained was necessary to properly dry the structure. Expert findings and applicable Institute of Inspection, Cleaning and Restoration Certification (IICRC) guidance supported the request for additional drying.

Building a Detailed Claim Record Over More Than Two Years

Throughout the process, Bryan maintained the documentation supporting the loss, coordinated communication with the carrier and specialists, and developed a detailed claim timeline.

The timeline documented requests, responses, inspections, and other claim activity, creating a clear record of how the claim progressed and where delays developed.

Bryan also handled discussions with the carrier directly and kept the homeowners informed as the claim moved through more than 12 rounds of negotiation.

The Outcome: From a $3,722.50 Offer to a $339,000 Recovery

The water damage insurance claim ultimately resulted in a $339,000 recovery, compared with the carrier's initial offer of $3,722.50. With Bryan handling carrier communication, documentation, and ongoing negotiations, the homeowners were no longer managing those parts of the claim themselves.

What Our Client Said

“The settlement outcome was excellent. But the real value was handing off a process that had been consuming our time and getting back the confidence that someone competent was advocating for us.”

— Rob P., BBB Review, July 31, 2026

The client also highlighted Bryan's willingness to be direct about the strengths and limitations of different parts of the claim. He valued Bryan's professional approach to working with the insurance company rather than unnecessarily turning the adjustment process into a confrontation.

Is Your Water Damage Insurance Claim Denied or Underpaid?

A denial or low initial estimate does not necessarily determine what your property insurance policy covers or the full scope of work that may be required to address your loss.

If your water damage claim has been denied or the carrier's estimate does not account for all of the damage you believe should be included, Avner Gat Inc. can review the policy, loss documentation, and current claim position.
