What’s covered or not in a Water Damage Claim?

Many people assume that their insurance policy will cover water damage, but with so many kinds of water damage it can be tough to determine what may or may not be included. In regard to your property insurance, it may cover sudden or accidental discharge of water into your home, including: water line breaks, weather damage, etc. For insurance companies, water damage typically references water that hasn’t entered your home from the ground or sewer. Sudden and accidental bursts of plumbing pipes may be covered under your residential insurance policies, with specific requirements and limits that change from policy to policy (with rules you have to follow for it to count). Sewer back-up coverage isn’t typically included in a property insurance policy, but can be added as optional coverage. The cost of adding this coverage can be minimal compared to the cost of repairing your home, but may only be viable to people who live in homes that are more vulnerable to flooding and back-up. Currently there is minimal insurance coverage available for overland flooding, but this could vary depending on the location of your home. If a water loss occurs in your home or business, it is your responsibility to mitigate the damage. You may need to contact an emergency service company to provide drying services. The longer your property is wet the more damage it can sustain. Do not dispose of building items such as cabinets and flooring that may be removed or any damaged contents. How long do you have to file an insurance claim after a water damage incident?

While all contracts are different, most insurance companies require that a prompt notice be given to the company. That means that if you have a loss you must notify your insurance company or agent right away.  File your claim as quickly as possible to avoid a breach of your insurance policy, which may justify your claim being denied.

How can one prevent a Water Damage?

Water damage can weaken your home’s foundation, invite termites, and cause mold and mildew. Follow these tips to prevent water damage to your home.


Ensure good drainage around your home by cleaning your gutters, sloping your yard away from your home, and directing downspouts five to ten feet from the house.


Maintain your garden plants and vegetation so that roots don’t grow around your pipes. Test your sump pump once a year.


Fix water leaks and routinely check for dark spots under pipes inside sink cabinets, stains on ceilings, toilets that rock, and of course drips.


Inspect your roof annually. Repair missing, loose, and damaged shingles. Repair any cracked caulking and check for leaks around flashing.


Know the location of your main water valve, and shut it off if you leave for an extended amount of time.
